PROPERTY STUDIES
ETC provides a wide range of property and building inspection
services that can be applied at various stages of a property's
life, from construction through operation. Our competence extends
to buildings of all types, as well as tennis courts, swimming
pools and other recreational facilities, driveways, indoor and
outdoor parking areas and other project components. The inspection
services we most frequently perform are listed below.
Pre-purchase/Pre-mortgage Inspections
Pre-purchase and pre-mortgage inspections are required by prospective
purchasers/lenders and we have developed inspection regimens to
meet these needs. Applicable to an entire building or specific
elements, our services are designed to identify potential problems,
the estimated cost of repair or replacement, anticipated life
of major components, prudent reserve requirements, and the potential
for reducing operating costs through energy conservation and effective
maintenance management.
Repair/Replacement Reserve/Condition Studies
The comprehensive report which summarizes a repair/replacement
reserve/condition study serves as an important financial planning
tool and/or as a means for assessing priorities. ETC staff members
review and evaluate major physical and mechanical plant components
to determine their condition, estimate their remaining useful
life, and evaluate the cost of replacement or overhaul.
Transition and Warranty Surveys
Transition and warranty surveys are conducted to assess the condition
of projects or specified components that are warranted by the
seller or developer. Our staff identifies repairs that will likely
be needed in the future, maintenance requirements, and appropriate
replacement considerations.
In-House Management Inspections/Training
ETC is retained by a number of clients to conduct routine periodic
inspections of certain building components, such as roofs and
parking lots, to identify any emerging problems and to recommend
remedial procedures. We can develop maintenance programs/procedures,
checklists and other tools to permit more involvement by the client's
staff, with ETC providing follow-up or standby support services
as needed.
Risk Assessments
A risk assessment study can be applied to an entire property,
a given structure, or just a portion of a structure. Its purpose
is to identify conditions which, left unattended, could lead to
loss or injury, liability exposures, insurance difficulties, negative
publicity, and other problems. Our people can review the adequacy
of outdoor lighting, the condition and effectiveness of perimeter
security, any potential for slipping/tripping accidents in common
areas and can also include in the report, if desired, recommendations
for remedial actions.
