Fall Roof Maintenance Checklist

Fall brings cooler temperatures, changing weather—and, of course, pumpkin spice lattes. It is also the perfect time to give your roof some attention before winter arrives.

Some basic but important items to check on.

•  Look for signs of moisture intrusion inside the building, including stains, discoloration, or ceiling damage.
•  Clear drains, scuppers, and gutters of leaves, branches, and debris to prevent ponding water and drainage issues.
•  Inspect the exposed roof coverings (membrane, shingles, metal, etc.) for cracks, punctures, blisters, splits, or missing pieces.
•  Check flashings at walls, pipes, penetrations, etc. for damage, deterioration, wrinkles, etc.
• Inspect roof penetrations including HVAC units, vents, skylights, and chimneys for potential leaks.
• Check roof edges and perimeter details for loose metal, damaged coping, and other areas vulnerable to fall and winter weather.
• Examine rooftop equipment for loose components, deteriorated seals, or conditions that could damage the roofing system.
• Review previous repairs to make sure patches and sealants are still performing properly.
• Document problem areas with photos and notes so repairs can be prioritized before winter weather arrives.
